Since 2008, United Property Services has proudly served Ventura and Los Angeles counties. We specialize in providing reliable support services for property maintenance staff across a wide range of properties, including apartments, retail centers, and homeowners associations.Because we operate within a closed, approved vendor network, our highest priority is always given to the service requests and projects of our existing client base. This ensures that our clients receive consistent, timely, and dependable support, rather than being placed in a “first come, first serve” queue that can sometimes delay critical needs.

Clean-out/Pack-out Services
Apartment Clean-out/Trash-out Service
Removes leftover belongings, furniture, and trash from vacated apartments after tenant departure or eviction.
Pack-out and Store (California Civil Code §§1987)
If contents are valued over $300, they will be photographed, inventoried, packed, and placed in a secured off-site storage facility. This service also includes legal document preparation, mailing, notification, and coordination of property return to the former tenant.
Pack-out with Public Sale (California Civil Code §§1988)
If stored contents are valued at over $700, a public sale will be prepared, advertised, and conducted in full legal compliance.
Sanitation & Refuse Services
Shared Cost Program (Bulky Item Service)
Save on property expenses caused by tenant illegal dumping by allocating bulky item removal costs through monthly utility billing. Tenant-related charges, including those from illegal dumping, are billed under your trash GL account through your utility billing company directly to the tenants, leaving only property-generated items to be directly invoiced to the property. This program has helped clients save thousands of dollars annually—reducing the need to pass these expenses on through future rent increases.
Furniture & Bulky Item Removal Service
Removal of large, unwanted household items left near enclosures, trash collection areas, or trash rooms—including prohibited items not collected by municipal providers. As part of out Bulky Item Service we will collect and dispose of large appliances (refrigerators, ovens, washers) in compliance with disposal regulations.
SB 1383 Service (Food Waste Compliance)
Supports compliance with California SB 1383 by collecting and diverting organic waste from landfills.
Trash/Recycle Contamination Monitoring
Identifies, redistributes, or removes prohibited items placed incorrectly by residents. Breaks down boxes to reduce extra pick-ups, fines, and overflow.
Pressure/Power Washing Services
Enclosure Area/Trash Room Sanitizing
High-pressure hot water with biodegradable disinfectants to clean and deodorize shared trash areas.
Trash Chute Cleaning/Sanitizing
Power scrubs and sanitizes trash chutes to eliminate odor, bacteria, and residue that attracts pests.
Pool Area/Deck Surface Cleaning
Power wash pool decks, furnishings, and surfaces to remove algae, grime, and safety hazards.
BBQ Area Cleaning

Day Porter Services
Provides on-site staff for daily cleaning, litter pickup, and basic facility upkeep, helping when short-staffed or during busy times.
Enclosure Area Sweep-out
Sweeps and clears debris from trash areas to improve appearance and reduce pest problems.
Graffiti Removal
Removes graffiti from walls or enclosures to maintain community appearance and deter vandalism.
Parking Garage Cleaning
Power cleans garages and structures to eliminate oil stains, dust, and debris.
Shopping Cart Removal
Removes and relocates abandoned shopping carts to eliminate eyesores and liability concerns.
Resident Assistance Service
Assists residents in removing and disposing of furnishings from their unit—an alternative to illegal dumping. (paid directly by the tenant)
Administrative Services
Weekly SMS Check-in
Sends a scheduled text to confirm if service is required that week before dispatch.
Tenant Bill Back Invoicing
Provides itemized invoices with photo documentation for billing tenants responsible for dumping, special cleanups, or compliance-related service costs.
About this Website
This website is designed as an interactive tool that supports both our clients and our employees. Clients can log into their portal to view invoices, schedule services, and explore additional service products they may not yet be aware of. At the same time, employees can access the portal to retrieve relevant company files and participate in continued education through our Learning Management System (LMS).
Because the website’s primary purpose is to serve as a secure and functional portal, rather than an advertising platform, it does not include SEO information and remains under active development.
